The London residential property landscape in 2025 looks remarkably different from a decade ago. It’s no longer unusual to see ambitious agents leaving large corporate firms—often just after bonus season—in search of a more dynamic environment and a greater share of the rewards. What’s truly transformative is that many of these talented professionals are joining innovative brokerage model agencies that have sprung up across the capital, fundamentally reshaping the industry.
You may have caught last year’s Netflix documentary Buying London, which spotlighted agencies like The London Broker marketplace Moveli, and London House. I’ve had the pleasure of meeting innovative agents and founders James & Ben and many great property experts like David and Hannah discussing the possibilities within this inspiring marketplace. Their energy and positive spirit are truly contagious. Their summer party at The Standard London was memorable and exciting, where I was surrounded by the city’s finest agents—authentic, driven, good vibes and at the top of their game.
Despite the rise of AI and technology, property remains a people business. While tech can enhance our productivity, nothing replaces genuine human connection. As we look ahead, new regulations for property agencies may emerge—similar to recent proposals for car dealerships—making this an industry in evolution.
A recent Farrer survey found that 49% of respondents believe estate agents represent both parties. Whatever your view, the UK broker model is here to stay. It’s our responsibility to guide and educate clients through this evolving landscape.
Personally, I value the freedom to find the best solutions for buyers and to collaborate with leading agents such as Edward from KF, the CBRE Chinese team, Savills International HK, and a host of respected London developers. North Kensington’s regeneration developments are true hidden gems—London Square, for instance, achieved 75% sales before launch, with a stunning entrance and a prime location opposite the US Embassy. While language skills help break the ice, what truly matters is solid inside-out knowledge, cultural understanding, and local expertise. For international clients, whether looking for a home in the UK or abroad, I serve as your eyes and ears, ensuring a smooth transition into London life.
This season presents an excellent opportunity to leverage the current buyer’s market for savvy negotiations. At the same time, the luxury rental sector remains robust. Investors with a medium- to long-term outlook will find this an opportune moment for strategic acquisitions. Prime London rents have risen by 14.2% over the past four years, making now an ideal time to reposition unsold stock in the ultra-premium rental market. For immediate occupation, there are excellent options—from KF’s new two- and three-bedroom completions on Kensington High Street, boutique penthouses at Strand Chambers, Damac Tower, River Park Tower and even sought-after off-plan branded Chelsea Residences (in Dubai), to the upcoming 35th floor Southbank penthouse in SE1. I am also closely tracking the next wave of new developments in Prime Central London, ready to share the hand-picked investment opportunities as they emerge.
As summer arrives, London is buzzing with energy—from Wimbledon tennis to West End musicals and the RA Summer Exhibition. Watching out the Bankside Yards which is London’s luxury residential development set to redefine riverside living in prime central London, with its first iconic residences launching in 2025.
